Lettings Process

Offer Stage

After viewing the property and deciding you want to make an offer, please fill out the attached Offer Details Form. We will request 1 weeks holding deposit to submit your offer to the Landlord for approval. 

 

Please make sure you fill out all of the required boxes (paying particular attention to any of the maintenance requests you may have) so the Landlord knows exactly what you're offering. 

Offer Accepted Stage

If your offer is accepted by the Landlord we will then send you a confirmation, request passport copies and start referencing.

Should the Landlord not accept your offer your 1 weeks holding deposit will be refunded.

Pre Tenancy Administration

When your offer is accepted, the administration team will:

 

  • Begin tenant referencing with third party referencing company; 

  • Request colour copies of your official identification (we can only accept passports); and

  • Prepare an Assured Short-hold Tenancy Agreement (AST).

Once your referencing has been completed and the AST has been approved by both you and the Landlord, we will:

  • Arrange for an inventory check-in; 

  • Send you copies of the EPC, Gas Safety Certificate, EICR and How to Rent guide;

  • Invoice you for the final balance of move-in monies (which will be due three days prior to the start of the tenancy.)

Breakdown of fees example:

  • 1 Month's rent in advance

  • 5 - 6 weeks security deposit

We will then deduct the holding deposit you've already paid from the final balance.

Post Tenancy Administration

On completion, copies of the following paperwork will be sent to you within seven days:​

  • Signed AST;

  • DPS Prescribed information; 

  • DPS Deposit information;

  • The inventory check-in report.
